The STATELY Experience consists of, and includes an inspection or test of the following, ON EVERY INSPECTION:

  • The Structure and its components: Foundation, Grading and Drainage, Roof, Attic, Interior and Exterior Walls, Ceiling and Floors, Interior and Exterior Doors, Windows, Stairways, Fireplace and Chimney, Porches, Decks, and Balconies.

  • The Electrical System: Service Entrance, Main Electrical Panel, Sub Panels, Branch Circuit Wiring, GFCI’s, AFCI’s and Smoke Detectors.

  • The Heating Ventilation & Air Conditioning (HVAC) Systems: Heating Equipment, Cooling Equipment, Ducts and Vents.

  • The Plumbing System: Water Supply System, Drains, Wastes and Vents, Water Heating Equipment, and Hydro Therapy Equipment (spas).

  • The Appliances: Dishwasher, Food Waste Disposal, Range Hood, Range, Ovens and Cook Tops, Microwaves, Trash Compactor, Bath Room Exhaust Vents, Garage Door(s), Bells and Chimes, and Dryer Vents.

  • Optional Systems That Can Be Inspected If Needed or Required: Lawn Sprinkler Systems, Out Buildings, Outdoor Cooking Equipment and Gas Lines.

  • Optional Systems That Can Be Inspected If Needed or Required (Dallas Only): Termites, Swimming Pools and Hot Tubs.

Once you have your report, naturally you are curious on the cost associated to fix what was found during the inspection.  Another example of how STATELY goes above the rest, we provide a FREE repair pricer report with every inspection.  Repair Pricer is the industry standard for converting inspection reports into accurate repair estimates during the complex home purchasing process, enabling all parties to act quickly and confidently during a critical period. Repair Pricer saves time and reduces stress for everyone when it matters most. 

 

Additional value for our clients include:

  • Thermal Imaging Scan of the entire structure. Deficiencies and anomalies that impact the performance of the structure or item being inspected will be included in the report with photos.

  • Foundation Measurement & Mapping.  Utilizing the latest technology, a zip level measures elevation differences to within 1/10 of an inch to establish a visual diagram of the foundation elevations to be included in the report. 

  • One Year Anniversary Follow Up (new construction). For a fraction of the original inspection fee we’ll come back out to the house cross check measurements taken of the foundation (to check for movement) and inspect any new additions or upgrades made to the structure.

  • Complimentary re-inspections of contractually agreed to and or corrected deficiencies made by the seller or the sellers representative.
